A Small City That Works on Its Own Terms

Crown Point is the rarest thing in Northwest Indiana: a city that grew roughly 76% in two decades without hollowing out its center. Most fast-growing suburbs grow outward from nothing. Crown Point grew around a courthouse square that has been the center of Lake County since 1837, and the 1878-1880 Grand Old Lady still anchors it.

That difference still shows. Two of Lake County's ten largest employers are located inside Crown Point, and seven of the county's top ten are healthcare organizations. The Lake County Government Center, the courts, and county administration are here too — this is an employment center, not just a place people sleep.

This guide covers what it actually costs to live here, which neighborhoods fit which buyers, how the schools are drawn, and where the market stands right now. Every figure is sourced and dated. Where the data disagrees, I say so.

    The Differentiator

Why Crown Point, Not Just Northwest Indiana

    01

An Employment Center, Not Just a County Seat

Two of Lake County's ten largest employers sit inside Crown Point: Franciscan Health Crown Point ranks fourth countywide and Majestic Care of St. Anthony ranks ninth, per Indiana's Department of Workforce Development. Seven of the county's top ten employers overall are healthcare organizations, which makes medical professionals the largest and least-served buyer segment in this market — and Crown Point, with a major hospital inside the city, is where many of them want to live. Add the Lake County Government Center, the courts, and county administration in a county of more than 600,000 residents, and you have a public-sector base that does not show up in a private-employer ranking but stabilizes the market all the same.

    02

    Growth Without Losing the Core

Crown Point grew roughly 76% in two decades — from 19,806 residents in 2000 to 33,899 at the 2020 Census and about 34,884 by the 2023 American Community Survey. That is exceptional for an established Midwestern county seat, and it is not greenfield sprawl. This is a 190-year-old city that grew around a courthouse square that has been the center of Lake County since 1837. Growth ran 37.9% in the 2000s, 24.1% in the 2010s, and about 3% over the three years to 2023 — a market maturing rather than stalling, which is generally the healthiest pattern for people who already own here.

    03

    The Indiana Tax Advantage

Indiana operates a constitutional property tax cap — the circuit breaker — limiting property tax to 1% of gross assessed value for owner-occupied homesteads, 2% for residential rental, and 3% for commercial. It is constitutional rather than a policy that shifts each legislative session. On a $400,000 home, published comparisons put Illinois around $8,920 a year against roughly $3,360 in Indiana — a difference near $5,560 annually, or more than $55,000 over a ten-year hold. Honest caveat: a Lake County Council analysis found assessed value on owner-occupied homes rose nearly 50% between 2019 and 2024 while commercial rose about 12%. The Indiana advantage is real; it is not unqualified.

    Reading the numbers

Median sale price fell 4.6% year over year while median price per square foot rose 3.5%. That is not a contradiction — it is a mix shift. More smaller homes closed than the year before, which pulls the median down even as underlying per-foot value keeps rising.

Volume is the real signal: forty-six homes sold in March 2026 against twenty-nine in March 2025, a 59% increase. Rising volume with rising price per square foot describes a market that is broadening, not weakening.

    Neighborhoods & Sub-Areas

Crown Point Subdivisions, Tier by Tier

Crown Point has dozens of named subdivisions plus roughly 47 active development entries on the city’s current list. Price ranges below are working guides for the current market, not appraisals — and several Crown Point-addressed communities sit in Winfield.

    Tier 1 — Premium & Gated$300,000s to over $1,000,000

    Ellendale Farm

The documented top of the Crown Point market, with local analysis placing neighborhood values near $596,333. Because it was built out in phases over decades, you get genuine architectural variety rather than one builder's catalog. The Highlands of Ellendale Farm phase carries 152 single-family lots and is still active.

    Tier 1 — Premium & GatedSources conflict — high $300,000s to $2,000,000+

    Doubletree Lake Estates

The flagship gated community of this market, on a spring-fed lake with 24-hour guarded entry. The Winfield location is a feature, not a footnote: the town is repeatedly described as having among the lowest tax rates in the area, and residents still get Crown Point schools. One feeder school is Jerry Ross Elementary, named for the NASA astronaut from Crown Point. Published price ranges here disagree materially — ask me for actual closed sales before you anchor on a number.

    Falling Waters

The other gated option, built around wooded lots and wetlands. For buyers who want privacy and natural setting inside a controlled-access community rather than acreage out in the county.

    Lakes of the Four Seasons

A distinct amenity-oriented lake community appearing in listing data as Four Seasons Lakes Condo, Four Seasons Lakeside Condo, and Four Seasons Unit 1. Municipal status, HOA structure, and school assignment are more complex here than in a typical subdivision, and all three need checking before you write an offer.

    Tier 2 — Established & Mid-Market$330,000 – $370,000

    Brighton

New homes built since 2018 and still under construction, with a notably tight pricing band. That narrow range makes Brighton unusually predictable for buyers, sellers, and appraisers alike — a real advantage when financing a newer home.

    Copper Creek

An established Crown Point subdivision name that appears consistently in local geography and listing data. Solid mid-market single-family stock; ask for a current comp set rather than a published range.

Crown Point Schools & the Township Split

    Before you fall in love

Before You Fall in Love With a House, Check the District

A Crown Point mailing address does not guarantee Crown Point Community Schools. Center Township is Crown Point; Ross Township is Merrillville Community School Corporation; and areas north of 101st Avenue can fall under Lake Central. Several subdivisions with Crown Point addresses — Doubletree Lake Estates and Estates of Wynbrook among them — are physically in Winfield, which changes municipality and taxing district too. I verify school assignment for every address with the district directly, in writing, before we make an offer. Never rely on a listing sheet or a mailing address for this.

    Crown Point High School

1500 South Main Street · About 2,998 students — the largest high school in the area, bigger than Lake Central (2,929) and substantially bigger than Valparaiso (2,089) · Bulldogs · For families who value breadth of programming, athletics, and course offerings, that scale is a measurable advantage rather than a claim.

    District Profile

Established 1900 · Ten schools serving roughly 9,000 students across Crown Point, Cedar Lake, and Winfield · Corporation headquarters at 1050 South Main Street.

The Township Split — Verify Before You Offer

Ross Township is Merrillville, Not Crown Point

Crown Point residents in Center Township are served by Crown Point Community School Corporation. Residents in Ross Township are served by Merrillville Community School Corporation instead — a completely different district.

    North of 101st Avenue

A small section of Crown Point and unincorporated areas carrying Crown Point postal addresses north of 101st Avenue fall under Lake Central School Corporation. A Crown Point mailing address does not guarantee Crown Point schools.

    Dining

Eating on the Square, Not Driving to It

    01

    The Square

Dining in Crown Point centers on the courthouse square, where the 1878-1880 Old Lake County Courthouse now holds shops, the Lake County Historical Society Museum, the chamber, and a record shop. The square is a genuine public space rather than an active government building, which is exactly why the restaurants and storefronts around it work. Dinner downtown is a walk, not a drive.

    02

    Festivals & Everyday

The annual Corn Roast and Taste of Crown Point bring the downtown food scene out onto the square each year. Day to day, the US-231 and I-65 corridors carry the casual and family dining, with the full Merrillville retail and restaurant corridor about fifteen minutes north when you want more selection than a small city can hold.

    03

    Cafes & Markets

A county seat of 34,000 with a preserved historic core supports a cafe and small-market culture out of proportion to its population. This is the part of Crown Point relocating buyers most often say they did not expect — ask me for the current shortlist rather than trusting a list that ages badly.

Ask me for the current downtown shortlist — restaurant rosters change, and I would rather tell you what is good this month than publish a list that ages badly.

    Outdoor Life

The Fair, the Sportsplex & the Moraine

    01

    Lake County Fairgrounds

Crown Point hosts the Lake County Fair — Indiana's second-largest county fair — for ten days each early August, with monster trucks, a demolition derby, and horse shows. The fairgrounds run events well beyond fair week and are a genuine civic asset rather than a once-a-year field.

    02

    Crown Point Sportsplex

A 95-acre complex sitting directly off I-65, with two synthetic turf fields and ten lighted natural grass fields. If you have kids in travel sports, this is the single most practical amenity in the city — the tournaments come to you instead of the other way around.

    03

Deep River Waterpark & the Covered Bridge

Deep River Waterpark sits just north of the city and converts to an ice rink in the cold months. Lake County's only covered bridge is here as well — small, and exactly the kind of detail people who move here end up showing visitors.

    04

    The Moraine & Open Space

Crown Point sits on the Valparaiso Moraine, a glacial ridge that produces the gentle elevation variation distinguishing it from the flat lake plain to the north. It is why Crown Point feels different from Hammond, Griffith, or East Chicago — and why the wooded lots in Falling Waters and Ellendale Farm exist at all. Cedar Lake is fifteen minutes southwest, and Indiana Dunes National Park is about forty-five minutes north.

    Investment & Rental

What the Rental Numbers Actually Rest On

    01

    Healthcare-Driven Tenant Demand

Seven of Lake County's ten largest employers are healthcare organizations, and two of the top ten sit inside Crown Point. Hospital and long-term care staffing runs on clinical cycles that do not track the broader economy, which makes the tenant pool here structural rather than seasonal. Add county government, courts, and administration and the demand base is unusually stable for a market this size.

    02

    Rental Tax Treatment

Indiana's constitutional circuit breaker caps residential rental property tax at 2% of gross assessed value and commercial at 3%, against 1% for owner-occupied homesteads. Model at the correct cap — this is the single most common error in out-of-state investor underwriting here.

    03

    A 97% Single-Family Market

Roughly 97% of building permits issued between 2003 and 2023 were for single-family units, with limited attached or multifamily development. That is a fundamentally different market from Schererville, where attached housing is nearly 20% of the stock. Attached inventory in Crown Point is scarce, which supports its pricing — but it also means a small-multifamily strategy has very little product to buy.

    04

    Liquidity and Price Discipline

Sales volume rose 26% year over year and the value range within one ZIP code runs from roughly $52,820 to over $1.5 million — genuine diversity and genuine liquidity. About 60.5% of homes sell below list while only 13-15% sell above, and homes receive roughly one offer on average, yet well-priced properties move in eight to twenty days at over 97% of asking. Competitive, not frenzied. Pricing discipline decides everything.

    Comparisons

    Crown Point Against the Alternatives

    01

    Crown Point vs Schererville

The direct competitor comparison, and the numbers separate them. Crown Point's median age is 40.2 against Schererville's 44.5, and 23.0% of Crown Point residents are under 18 against 19.5% in Schererville. Crown Point is overwhelmingly single-family — about 97% of two decades of permits — while nearly 20% of Schererville's stock is attached. If you are buying for a family and a yard, those are meaningfully different towns.

    02

Crown Point vs St. John & Winfield

St. John Township competes on schools and price; Winfield competes as the new-construction spillover with among the lowest tax rates in the area — while still feeding Crown Point schools. That is why gated communities like Doubletree Lake Estates carry Crown Point addresses but sit in Winfield. Verify municipality and taxing district for every property; the mailing address will not tell you.

    03

Crown Point vs Merrillville & Cedar Lake

Merrillville, fifteen minutes north, is the retail comparison and a different school corporation entirely. Cedar Lake, fifteen minutes southwest, sells lake lifestyle and is inside the Crown Point school footprint. Crown Point trades Merrillville's retail density and Cedar Lake's waterfront for a historic walkable downtown, the county's administrative center, and the largest high school in the area.

    04

Crown Point vs Illinois (Cook / South Suburbs)

This is the comparison that moves people. Indiana's average effective property tax rate runs far below Illinois — published comparisons put a $400,000 home at roughly $3,360 annually in Indiana against roughly $8,920 in Illinois. On commuting, be clear-eyed: Crown Point has no South Shore station. Residents use Gary Metro Center or East Chicago, and since the Munster/Dyer West Lake station opened March 31, 2026, western Crown Point buyers often find that the shortest option. A dedicated commuter bus was explored in 2017 and never realized.

What Crown Point Buyers and Sellers Say

“We were moving from the south suburbs and had a spreadsheet of tax numbers before we ever called an agent. We got back a sourced breakdown of what our actual Lake County bill would look like, with a note about getting the homestead deduction on file with the Auditor. That is not the answer we expected. We closed in Brighton.”

I live here. Crown Point is where I call home.

I work Crown Point and Lake County — not a five-county radius. That means I know which streets sit in Ross Township and feed Merrillville schools instead of Crown Point, which subdivisions carry a Crown Point address but sit in Winfield, and which parts of town flood-map differently than buyers expect.

I verify school assignment in writing with the district for every address before we write an offer. I run your Lake County tax estimate before you tour, not after. And if the honest answer is that a house is priced above what the comps support, I say so.

Whether you are moving in from Illinois, upgrading inside Crown Point, or deciding between here and Schererville, let's talk through the actual numbers.
